Thinking about building a home, but feeling overwhelmed with the process? Make you wonder where you’ll find the time to research land, developers, floorplans, inclusions... The list goes on. A house and land package might be perfect for you! We’ve gone through every benefit you’ll receive when building a house and land package.
The most time consuming part of building a home can be the hours of planning that needs to be put into it. Whether you enjoy designing houses, interior design or are just excited for your first build, some people just don’t have time for it.
Thankfully, with a house and land package the single or double storey floorplan is already chosen. Not only that, but it’s deliberated by professionals and deemed the best one for the block. No other house is going to fit as perfectly as the packaged home. Better yet, we still want the home to be unique to you and for that reason you are still able to make changes to the home. These could be choosing plan options or inclusion packs, but do keep in mind this will change the upfront packaged price.
The interior of a home is arguably the most exciting part. A home isn’t your home until it’s filled with your belongings, but that doesn’t mean you can’t decorate it in the meantime. House and land packages often include Domaine Homes’ promotion packs. This could mean designer upgrades such as stone benchtops, high ceilings and 900mm European appliances.
Some house and land packages, depending on the estate requirements, even come with landscaping and fencing included. That’s only a few steps away from a turnkey package. Taking the extra steps out of the planning and decorating stages means you actually save money down the line, not only do you save on internal costs but a brand new home means there’s more value for money.
The beauty of a house and land package means less back and forth between buyer and builder. This dramatically speeds up the build time, weather and supply permitting, means you could be in your new home within a year!
When building your home, everything’s brand new. This means there’s going to be less upkeep later down the line than an existing home as you won’t need to be replacing pipes. On top of that, if you build with Domaine Homes your new home is covered by a lifestyle structural guarantee because we’re backed by the Clarendon Residential Group. Now that’s peace of mind!
First Home Buyers
Domaine Homes is designed to help first home buyers through their building process as simply and affordably as possible. This is included in house and land packages. The process is already majorly stress-free, but is also now open to be eligible for government grants such as the First Home Owner Grant of $15,000, for first home buyers purchasing under $750,000 combined home and land cost.
Existing Home Buyers
Don’t worry existing home buyers, we’ve got you covered too. A house and land package means you only need to pay transfer duty (previously stamp duty) on the land. If you were to purchase an existing dwelling in the same suburb, you’d have to pay transfer duty for both the home and the land. You can claim the Home Concession that reduces tax for purchasers that have previously owned a home that applies to the first $350,000. Keep updated with Domaine Homes’ blog for an upcoming post on transfer duty in Queensland. As an example, the average house price in Brisbane in 2021 is around $616,387, meaning you’d pay around $13,588 in transfer duty (previously stamp duty). Whereas the average 600sqm block in Brisbane is around $376,800, meaning you’d pay $10,138 in transfer duty (previously stamp duty).
If there weren't enough benefits already, we’ve even thought about investors. Your new estate will likely already have parks, medical centres, public transport and shopping centres in the works too, if they’re not already built! That means a ton of new facilities right outside your doorstep. This will be great when calculating rental return and can cater to all types of people including students, families, couples or even the elderly.
