You’ve worked hard to build the home you’ve always wanted, and it’s only natural you’ll want to be confident that it will withstand the test of time. That’s why Domaine Homes gives you a life time structural guarantee, so you can have peace of mind and relax in your brand new home.
Domaine Homes’ guarantee covers major structural element defects, attributable to defective design or workmanship. This includes situations where the defect results in the building or part of the building being unsuitable for use, physical damage to the building or the building posing a threat of physical damage or collapse.
The structural elements of your home are those elements which are essential to the building’s stability and structural integrity, namely, the frame, roof trusses, slab, piers and footings.
At Domaine Homes, we pride ourselves on the quality and workmanship of our homes. In the unlikely event that you become aware of a major structural element defect in your home, please notify us in writing immediately. If your home is subject to a major structural element defect, it will be fixed by Domaine Homes at our own cost within a reasonable time after receiving your notice.
There are some conditions under which our guarantee becomes void. These include if you have carried out structural alterations or additions to the property, or if you have transferred/sold the property or if the damage has been caused by a lack of reasonable maintenance or action to minimise damage. You should take care to maintain your home over its lifetime, including, major maintenance activities such as replacing roof tiles after their useful life. This will protect the structural integrity of your home and minimise the likelihood of your guarantee becoming void.
The everyday ageing of your home is also not covered by our guarantee. This includes shrinkage and minor settlement cracks and normal wear and tear. Damage caused by an act of nature which exceeds that allowed for by the relevant Australian Standards or good building practice is also not covered.

On-the-spot quote 

In these terms and conditions and in any marketing materials or communications referring to “Domaine Homes” means Domaine Homes (QLD) Pty Ltd. Domaine Homes offer to carry out a quotation for construction of your home in accordance with these terms and conditions (“Quotation Service”). The Quotation Service is available from 1st June 2021. The Quotation Service is available for homes constructed on land within Domaine Homes’ “preferred estates” only and is not available in any other estate, region or location. For a full list of Domaine Homes’ preferred estates go to https://qld.domainehomes.com.au/ or ask a Domaine Homes sales consultant. To take advantage of the Quotation Service, you must provide Domaine Homes with all of the following “Required Documents” in relation to your nominated block of land:

  • Disclosure documentation
  • Plan of Development or building envelope
  • Acoustic reports
  • Bushfire reports
  • Covenants

Once a Domaine Homes sales consultant has received all Required Documents, Domaine Homes will provide you with a quotation for the construction of your home (“Quotation”). This Quotation Service is available during normal display home business working hours and excludes Domaine Homes’ normal display home or head office shutdown periods (eg Christmas shutdown period). To accept your Quotation, you:

  • will sign a new home sales preliminary agreement;
  • accept the terms and conditions set out in the new home sales preliminary agreement; and
  • will pay an initial deposit to Domaine Homes

Your Quotation excludes the cost (and any relevant authority’s fees) of any variations, upgrades or changes made by you after the date of acceptance of your Fixed Price Quotation. Furthermore, your Quotation excludes the following if required for your block of land, the cost of which will be confirmed by Domaine Homes head office in your HIA building contract:

  • Built to boundary homes, piering if required
  • Acoustic and bushfire requirements
  • Council fees for your chosen build location
  • Piering for existing retaining walls
  • Material handling as required for your site

Domaine Homes reserves the right to withdraw the Quotation Service if site conditions or a regulatory authority requirement means that Domaine Homes will be unable to provide you with your Quotation. Domaine Homes reserves the right to vary, terminate or suspend the Quotation Service in its absolute discretion at any time without notice to you prior to your acceptance of the Quotation with Domaine Homes.

Fixed price contract in 7 working days

In these terms and conditions and in any marketing materials or communications referring to “Domaine Homes” means Domaine Homes (QLD) Pty Ltd. Domaine Homes offer to provide a fixed price contract for construction of your home in accordance with these terms and conditions (“Contract Service”). The Contract Service is available from 1st June 2021. The Contract Service is available for homes constructed on land within Domaine Homes’ “preferred estates” only and is not available in any other estate, region or location. For a full list of Domaine Homes’ preferred estates go to https://qld.domainehomes.com.au/ or ask a Domaine Homes sales consultant. The Contract Service is conditional upon your acceptance of a “Quotation”. Refer to quotation terms and conditions (“Quotation Service”) for more information. To take advantage of the Contract Service you must first accept the terms and conditions of a Domaine Homes Quotation. “Working days” is in respect of normal head office business working days, being 8:30am to 5:00pm, Monday to Friday, and excludes weekends, QLD public holidays or Domaine Homes’ normal office shutdown periods (eg Christmas shutdown period). Within 7 working days of your acceptance of a Domaine Homes Quotation, Domaine Homes will provide a fixed price HIA contract (“Fixed Price Contract”) for the construction of your home. To accept your Fixed Price Contract, you:

  • will sign a fixed price HIA contract;
  • accept the terms and conditions set out in the HIA contract;
  • will pay a further deposit to Domaine Homes; and
  • sign colour selection

Your Fixed Price Contract excludes the cost (and any relevant authority’s fees) of any variations, upgrades or changes made by you after the date of acceptance of your Fixed Price Contract. Your Fixed Price Contract will be limited to include the following:

  • A site plan of your home on your block of land
  • Your chosen floorplan, including any nominated floorplan options (if applicable)
  • Your chosen façade option, including any nominated material finish options (if applicable)
  • Promotion
  • Inclusions upgrades (if applicable)

Domaine Homes reserves the right to withdraw the Contract Service if site conditions or a regulatory authority requirement means that Domaine Homes will be unable to meet the 7 working days timeframe to provide you with your Fixed Price Contract. Domaine Homes reserves the right to vary, terminate or suspend the Contract Service in its absolute discretion at any time without notice to you prior to your acceptance of the Fixed Price Contract with Domaine Homes.

Start building in just 8 weeks

In these terms and conditions and in any marketing materials or communications referring to “Domaine Homes” means Domaine Homes (QLD) Pty Ltd. Domaine Homes offers to provide an 8 week timeframe for the construction of your home in accordance with these terms and conditions (“Site Start Service”). The Site Start Service is available from 1st June 2021. The Site Start Service is available for homes constructed on titled land within Domaine Homes’ “preferred estates” only and is not available in any other estate, region or location. For a full list of Domaine Homes’ preferred estates go to https://qld.domainehomes.com.au/ or ask a Domaine Homes sales consultant. To take advantage of the Site Start Service you must first accept the terms and conditions of a Domaine Homes Quotation and Contract Service. Refer to Domaine Homes’ terms and conditions for these services for more information. The 8 week timeframe set out in these terms and conditions is in respect of normal head office business working days, being 8:30am to 5:00pm, Monday to Friday, and excludes weekends, QLD public holidays or Domaine Homes’ normal office shutdown periods (eg Christmas shutdown period). The 8 week timeframe set out in these terms and conditions commences from the date of your acceptance of a Domaine Homes contract as set out in the “Contract Service”, providing you have met all terms and conditions in relation to the “Quotation Service” and “Contract Service”, and concludes once all the conditions for commencement of your home have been met, as set out in your HIA contract. Domaine Homes reserves the right to withdraw the Site Start Service if Council approval applications in relation to your build add additional time to the 8 weeks. Domaine Homes reserves the right to vary, terminate or suspend the Site Start Service in its absolute discretion at any time and without notice.

The First Home Buyer Super Saver

“The First Home Buyer Super Saver” promotion (Promotion) is being conducted by Domaine Homes (QLD) Pty Ltd ABN 18 633 934 666 QBCC 15150852 (Domaine Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

In these terms and conditions and in any marketing materials or communications referring to “Domaine Homes” means Domaine Homes (QLD) Pty Ltd.

Promotion Period and availability

1. Subject to these Terms and Conditions, the Promotion commences at 10:00am on Monday 1st June 2021 and continues until such time as the Promotion is terminated, cancelled or suspended by Domaine Homes in its absolute discretion. (Promotion Period).

2. The Promotion is only available:

  1. during the Promotion Period;
  2. in respect of new preliminary agreements entered into, with initial deposits paid:
  3. between Domaine Homes and retail consumers;
  4. from 10:00am Monday, 1st June 2021

Conditions of Promotion

4. To the maximum extent permitted by law, Domaine Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

5. Due to the continuing development of Domaine Homes’ designs and products, to the maximum extent permitted by law, Domaine Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

6. The Promotion is not available:

  1. in conjunction with any other promotion, offer or inclusions specification unless otherwise approved in writing by an authorised representative of Domaine Homes; or
  2. in certain geographic areas. Please speak with your Domaine Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home.

7. The Promotion shall be governed in accordance with the laws of Queensland. You submit to the non-exclusive jurisdiction of the courts of Queensland.

8. To take advantage of the Promotion, if you are a customer of Domaine Homes, you:

  1. must enter into a preliminary agreement with Domaine Homes during the Promotion Period;
  2. must pay an initial deposit to Domaine Homes during the Promotion Period;
  3. must enter into a construction contract with Domaine Homes;
  4. must, and will be taken to, accept these terms and conditions.

9. Discounts are available to homes in connection to the Promotion. Furthermore, the discounts in relation to this Promotion are calculated on the basis of the price for homes in Domaine Homes’ range immediately prior to 1st June (including as at 4th May 2021). The applicable discount in respect of all homes is $205,000 (inclusive of GST) off the price of your chosen home design subject to the following qualifications, terms and conditions:

  1. Price reductions are subject to change without notice.
  2. You may obtain the advertised prices for all homes including price discounts at a Domaine Homes display centre

10. Whilst all details have been carefully prepared and are believed to be correct, to the extent permitted by law, no warranty or guarantee (either express or implied) is given by Domaine Homes.

11. The total of “$35,000 towards your new home” is calculated based on “$20,000 Off” your home ‘from Domaien Homes plus the “$15,000 First Home Owner’s Grant” available for eligible first home buyers.

12. The Promotion does not represent any government grants which may be available to eligible buyers as at the date of publication, being the $15,000 QLD First Home Owners Grant. Please contact relevant Federal and Queensland Government agencies to determine eligibility and availability.

13. Intending purchasers must rely on their own enquiries. Availability is subject to change without notice. Domaine Homes reserves the right to end or alter this promotion at any time and without notice.

14. This promotion is not available in conjunction with any other offer from Domaine Homes unless specified in writing from an authorised Domaine Homes representative. This promotion/offer cannot be redeemed for cash or credit at contract and is not valid with any other offer.

15. All images and photographs in connection to this promotion have been used for illustrative purposes only and may not represent the final product as shown. Images and photographs may depict fixtures, finishes, features, furniture and landscaping either not supplied by Domaine Homes or not included in any stated price.

16. Refer to a Domaine sales consultant for details on inclusions. Standard site costs are based on builder’s preferred siting. Items are subject to change, depending on availability of some items. Items can be substituted at any time.

17. Prices and packages only available for the specific advertised homes. Additional costs may be incurred for site-specific requirements, including bushfire or acoustic requirements.
